what is utility?

I'm looking for some templates and there is a concept named 'Utility'.
I know what imbue means, but don't understand what utility is different from imbue.

And in some templates, i happen to see quotes like this:
Item Utility: 825.3
Build Utility: 904.3
Usable Utility: 890.0

What does that mean? What is different in Item Utility and Build Utility?
And does that Usable mean like a cap?
Like when str is 80/75 and you get only 75 str points, does that template affects you for only 890.0 utility when your gears do 825.3 or 904.3 utility?(oops 825.3 is lower than 890.0... but Nvm.. just want to know the CONCEPT)

Basically the utility is just how powerful or how much stuff is on an item. So, for example, if you have a ring that has +2 constitution then it will have a very low utility. Whereas if you have a ring with something like +15 con, +15 dex, +7% heat, +7% cold then its utility will be pretty high.

Using high utility items in templates saves the need to craft MP armour to allow more imbue points.
